A feasibility study published by Future Places appears to show a potential new home for Lincoln City on Tritton Road, with a stadium accommodating between 15,000 and 20,000 supporters.
The company’s website features an announcement outlining work undertaken for an unnamed EFL club, accompanied by images showing a stadium within a wider redevelopment of land in Lincoln. While the announcement does not identify the Imps, the street names and surrounding landmarks in the plans clearly place the location in our city.
The stadium itself appears to sit on the retail park land opposite Morrisons, with the wider study area extending towards St Mark’s. However, the study was conducted at the start of the year, around the time Ron Fowler took over as chairman, but before we signed off on the intense renovation schedule undertaken this summer.
Dated 19 January 2026, the Future Places announcement says the company was appointed to undertake a Stage 0 study assessing the viability of a new city centre stadium. Alongside the ground, the broader masterplan would include a hotel, conference facilities, housing and community sports facilities.
The company says it undertook an eight-week study covering the project’s vision and objectives, site feasibility, a desktop assessment of ground conditions, site history, planning considerations, transport and costs. That suggests a structured investigation into whether the idea could work, although the announcement does not disclose the findings.
The accompanying images give a sense of what was being explored, which can be seen on the site. There is an enclosed stadium, additional sports pitches with a stand, and substantial surrounding development. The wider site is outlined on a map showing Tritton Road and St Mark’s.
Those images will inevitably get people talking, particularly given the location. A ground there would have kept us close to the city centre, and the inclusion of conference facilities, a hotel and other uses raises the prospect of activity and income beyond matchdays.
Transport would clearly be one of the biggest questions. Anyone familiar with Tritton Road will have their own thoughts about adding a football crowd to the mix, and it is notable that a transport assessment formed part of the work. However, we do not know what conclusions that assessment reached or what changes might be needed.
There are also plenty of unanswered questions about the project’s status. The January announcement does not establish whether work remains ongoing, and the investment in Sincil Bank would seem to suggest otherwise. Leaving Sincil Bank would be a huge decision, and any proposal would need to offer compelling benefits for the club and supporters. These images give us something tangible to discuss, but they do not establish that a move would be feasible.
What we can say is that Future Places has published a stadium feasibility project for an EFL club using an identifiable Lincoln location. That strongly suggests we were, at least, exploring this option, even if the question of what happens next has been seemingly answered.
